Riverstone sits directly along the Brazos River, and it's the Sugar Land community with the most documented flood history — real, specific risk we plan around rather than treat as generic.
During Hurricane Harvey in 2017, the swollen Brazos River flooded numerous Riverstone homes — Millwood and Falling Briar Lane saw widespread flooding, and Sweetbriar, The Orchard, Lost Creek, and Shadow Glen all had homes affected. Fort Bend County still maps FEMA Zone AE along this stretch of the river today. Post-Harvey, new pumps nearly tripled the neighborhood's water-pumping capacity to roughly 230,000 gallons per minute, meaningfully reducing risk from moderate rain events — but a slow-moving, high-rainfall storm can still outpace that capacity, and it's worth planning for.
